<data alias="bodyText">LAKELAND, FL (May 29, 2020) | Site work continues on Summit Consulting’s new eight-story 135,000 square foot building located at 117 N. Massachusetts Avenue in downtown Lakeland. Summit purchased this 1.2-acre Lake Mirror property from the City of Lakeland in early March after completing an extended due diligence period.
Foundation plans have been approved and the developer has contracted with a local engineering firm (Madrid Engineering) to develop a plan to monitor and protect the Lake Mirror Loggia and Promenade during construction. As the development team continues to excavate the site, they will begin preparing for the installation of the foundation support columns. These loadbearing stone columns push crushed rock into the ground to assist in supporting the building.
To accommodate the planned construction activity, the contractor will be closing two northbound turn lanes (one right and one left) and one single right southbound turn lane on Massachusetts Avenue. Starting on Friday, June 5th, north and southbound traffic on Massachusetts Avenue between East Main Street and Cedar Street will be reduced to two lanes. This section of the road will remain altered to just one northbound and one southbound lane throughout the 18-month duration of the project. Road striping and low profile barriers that will define the changes in the approved traffic plan will be installed Thursday, June 4th.

Massachusetts Avenue in downtown Lakeland. Summit purchased this 1.2-acre Lake Mirror property from the City of Lakeland on March 3rd of this year after completing an extended due diligence period.
Jason Willey, Business Development Manager for the City of Lakeland said, “Contractors are assembled on-site and are currently working to construct a new 24-inch water line that will replace an existing line that must be removed before foundation work begins on the project. This work will soon transition into more complicated excavation work as part of prepping for the building’s foundation and lower level parking garage. Once the excavation is complete, actual building construction will begin.”
City Manager Tony Delgado said, “The property once housed the City’s fire station and jail facility but it has been vacant for decades as we waited for the right development to take place.” He added, “Summit Consulting’s $50 million project is a Class A office facility that will have integrated parking accommodations on the bottom floors for their corporate headquarters. As part of the project, the City contracted spaces from Summit Consulting for downtown visitors to use on nights and weekends.”

<data alias="bodyText">Exterior Pre-Cast Panels Are Next Step - Portion of East Main Street Impacted
LAKELAND, FL (March 18, 2021) | Construction continues on Summit Consulting’s new eight-story, 135,000 square foot office building located on 1.2 acres at 117 N. Massachusetts Avenue on Lake Mirror in downtown Lakeland. On March 19th, general contractors will be topping off the shell of this building with the final pour of concrete on the rooftop level.
As concrete work on the shell of the building comes to a close, the next phase of the building will start with the delivery and installation of large pre-cast concrete panels that will cover the building’s exterior. These pre-cast panels will be delivered to the site in phases along Massachusetts Avenue and Main Street over a 70-day period. During this period, there will be minimal additional impacts to north/south-bound traffic on Massachusetts Avenue beyond the existing lane closures and some visual distractions. However, starting on April 26th, a portion of East Main Street will be closed to traffic seven-days-per-week for an estimated four-week period as the large panels are delivered to the north side of the building. East Main Street will be completely closed at Massachusetts Avenue. Businesses on the north side of Lake Mirror will have access to their properties heading west on East Main Street. The detailed map below shows delivery routes.
Jason Willey, Manager of Strategic Projects for the City of Lakeland said, “We are working very closely with the development team to help keep transportation delays at a minimum. This will be an impactful period of the project. Once the pre-cast panels are attached, the contractors will transition into the builds interior buildout and tenant improvements.”
The panels will be set in place with the large industrial cranes that are currently on site. An additional crane will be brought in during this phase to help stabilize the large panels during the installation process. There will be 401 pre-cast pieces in total that will be delivered to the site for installation. Panel sizes will range in width from 6’ to 14’ and range in height from 10’ to 28’. Depending upon the dimensions, specific panels could weigh anywhere between 3,000 to 20,000 pounds. Deliveries will be up to six days per week and will start around 7 a.m. and end by 6 p.m.
City Manager Shawn Sherrouse said, “The Summit Consulting Building is a $50 million, Class A office facility that will have integrated parking accommodations on the bottom floors for their corporate headquarters. As part of the project, the City contracted spaces for downtown visitors to use on nights and weekends.” He added, “Summit Consulting is going to be a great addition to our downtown. We are looking forward to having additional office workers visiting our downtown restaurants and shops when the building is completed Spring 2022 and we appreciate the partnership that will allow after-hours parking for our citizens.”

Massachusetts Avenue on Lake Mirror in downtown Lakeland. On March 19 th , general contractors will be topping off the shell of this building with the final pour of concrete on the rooftop level. However, starting on April 26 th , a portion of East Main Street will be closed to traffic seven-days-per-week for an estimated four-week period as the large panels are delivered to the north side of the building. East Main Street will be completely closed at Massachusetts Avenue. Businesses on the north side of Lake Mirror will have access to their properties heading west on East Main Street. <p><strong>LAKELAND, FL</strong><span style="font-style: inherit !important; font-weight: inherit !important;"> (March 18, 2021) | Construction continues on <a rel="noopener" href="http://www.summitholdings.com" target="_blank" title="Summit Holdings">Summit Consulting</a>’s new eight-story, <a rel="noopener" href="https://www.lkldnow.com/summit-reveals-plans-for-8-story-downtown-office/" target="_blank" title="LKLD Now: Summit Building Update">135,000 square foot office building</a> located on 1.2 acres at 117 N. Massachusetts Avenue on Lake Mirror in downtown Lakeland. On March 19</span><sup>th</sup>, general contractors will be topping off the shell of this building with the final pour of concrete on the rooftop level.</p>
<p>As concrete work on the shell of the building comes to a close, the next phase of the building will start with the delivery and installation of large pre-cast concrete panels that will cover the building’s exterior. These pre-cast panels will be delivered to the site in phases along Massachusetts Avenue and Main Street over a 70-day period. <data alias="bodyText">LAKELAND, FL (November 26, 2019) – On Monday, December 2nd, the Lakeland City Commission will discuss the possible purchase and sale agreement with Summit Real Estate Holdings, LLC for 1.29 acres of City owned property located at 117 N. Massachusetts Avenue. The item will first be discussed during the Real Estate &amp; Transportation Committee during Monday’s Agenda Study session scheduled at 10:30 a.m. The item will go to a vote during the 3 p.m. City Commission meeting.
City Manager Tony Delgado said, “The property once housed the City’s fire station and jail facility but it has been vacant for decades as we waited for the right development to take place.” He added, “Summit Consulting proposes to construct a $50 million nine story Class A office facility with integrated parking accommodations for at least 450 spaces for their corporate headquarters.”
The purchase agreement price for the land is $2.5 million with a $100,000 deposit. Summit Real Estate Holdings requires a 90-day inspection period with the right to extend through two (2) 30-day extension options. As part of the deal, the City of Lakeland will contribute $2.5 million to the construction of the parking structure with contracted spaces for downtown visitors to use on nights and weekends. There is no tax increment financing associated with the sale and annual property tax on the completed project is estimated to be in excess of $200,000. The project is estimated to be completed within 18-months and the 90-day inspection period will commence upon execution of the agreement.
